What Does a
Blower Door Test Measure?
A blower door test measures how much air leaks through a home’s building enclosure. A calibrated fan creates a 50-pascal pressure difference, allowing us to measure leakage in CFM50 and calculate ACH50. The result is compared with the project’s applicable energy-code target and documented for project closeout.

For new residential construction, the result verifies whether the completed building enclosure meets the required airtightness level.
Are Blower Door Tests Required in
New Jersey and Pennsylvania?
Yes. Covered new residential construction in both states generally requires a blower door test.

New Jersey uses the 2021 IECC with state amendments. New one- and two-family homes, townhouses, and qualifying multifamily buildings three stories or fewer require independent third-party testing, with results included in the permit file.

Pennsylvania’s 2021-based Uniform Construction Code took effect January 1, 2026. The applicable target and documentation requirements can depend on the permit date, building type, compliance path, and enforcing jurisdiction.

What to Expect

Scheduling
Book online or call to request a date. Keystone confirms site readiness before the appointment.

On-Site Testing
We arrive, sets up the blower door, and perform the diagnostic air leakage measurement.

Clear Results
We review the test result on site. If the project misses its target, we explain the result and point out observable leakage areas before we leave.

Compliance Documentation
Once payment is received, Keystone issues a formal blower door test certificate the same day for submission to the local enforcing agency.

Schedule the test after the building enclosure is substantially complete. Contact Keystone if you are unsure whether the project is ready.

All exterior doors, windows, attic access panels, and other enclosure components are installed.
Air sealing around plumbing, electrical, HVAC, and other penetrations is complete.
Openings between conditioned and unconditioned areas are sealed.​
Electrical power is available, and the entire home, including attics, crawlspaces, and mechanical rooms, is accessible.
Current plans or the project’s conditioned floor area and volume are available.
Blower Door and
Duct Leakage Testing
If the project requires both blower door and duct leakage testing, the services can usually be completed during the same appointment once the building enclosure and each duct system are ready.
