Keystone Enclosure Testing is a locally owned, independent company providing blower door and duct leakage tests for new residential construction across New Jersey and eastern Pennsylvania. Because Keystone is a testing-only company, we do not sell HVAC, insulation, air-sealing, or repair services. Our role is focused on accurate field measurements, clear reporting, responsive scheduling, and dependable communication.

Ian De FabioPrincipal, Keystone Enclosure Testing
I’m Ian De Fabio, principal of Keystone Enclosure Testing. Before founding Keystone, I spent more than 20 years in hospitality. That experience taught me that strong relationships are earned through service, trust, and consistency. It also shaped my belief that character is defined by doing the right thing, especially when it is difficult.
I'm a proud cancer survivor. That experience forced me to reevaluate how I wanted to spend my time, serve others, and build a meaningful future for my family. It ultimately led me from hospitality into the residential building industry and to the creation of Keystone Enclosure Testing. My son, Aidan, is at the center of that motivation. I want to build something real and lasting that reflects the values I hope to pass on to him: hard work, personal accountability, service to others, and treating people well.
Through Keystone, I want to build lasting partnerships with builders, contractors, and other professionals who value dependable work, honest communication, and accountability.
Principal tester Ian De Fabio holds Building Performance Institute’s Infiltration and Building Science Principles and Duct Leakage certification. The credential covers blower door and duct leakage tests performed for IECC code compliance.

Through BLSJ, Keystone also holds membership in the New Jersey Builders Association and the National Association of Home Builders.
